Bob-O- Link Golf Course, a 36-hole golf course, in Plain Township had been passed down to the daughters of the late builder and developer Paul Weber. Mr. Weber’s daughters were operating the golf course in Plain Township when they requested the assistance of Lemmon Development to form a plan. They wanted someone to keep 18 holes of the golf course and develop the remainder of the land as a residential development. That plan was followed by a year-long negotiation and the property was purchased. After tackling utility obstacles and re-zoning challenges, the result was a mixed-use development including a beautiful reconfigured golf course, residential development, luxury apartments, and a senior living community.
As with any development project, there were obstacles to overcome. While municipal water was available, the sewer was a good distance away and it would be quite costly to extend to the property. This was overcome by a joint venture with the City of North Canton and Stark County to eliminate two lift stations in the City and then in turn build one large lift station that serves both the Sanctuary development and the City of North Canton.
The Sanctuary Golf Course has been voted in the top 20 courses to play in Northeastern Ohio. GolfClevelandOhio.com says “The result is a great course which is very playable with little interference from housing. From the first tee shot, what follows is great looking golf, hole after hole, particularly, the four par 5s.”
The residential development, The Sanctuary, consists of several phases and will have 200 homesites upon completion. The Sanctuary is adjacent to the Stark Park Walking Trail that continues through the development. You’ll pass several beautiful ponds featuring fountains while passing through the community. Amenities include a pool with an adjacent playground and a clubhouse with a fitness room. There are single family homes and villa homes in the development to cater to a variety of homeowners.
Additional property was developed to become Sanctuary Grove Luxury Apartments. Sanctuary Grove Luxury Apartments are unlike many of the other multi-family developments in the area. These are being constructed to provide lavish apartment living in a great location. Overlooking the golf course, each apartment features its own deck or patio, large rooms, an attached garage and 9-foot ceilings. Lemmon Development took their idea of providing luxury accommodations for renters and brought it to life in these grand apartments.
Sanctuary Grande, a Danbury Senior Living community, is the most recent addition to this land development project. Sanctuary Grande is a resort-style senior living community offering options for independent and assisted living as well as a memory care unit. The community offers many amenities such as restaurant-style dining, a movie theater, a bistro, a pub, a pet-friendly atmosphere and so much more. This fantastic addition to the land was a perfect touch to round out the available housing options on this section of Applegrove Street.
One section of land behind Sanctuary Grande is yet to be developed. It will be fantastic to see what Lemmon Development places here as all the projects thus far have been brilliant additions to the North Canton area.
Lemmon Development was faced with the task of developing this property in accordance with Mr. Weber’s daughters’ wishes and the community’s wishes. The expectations of everyone were met and far exceeded with this diverse, attractive use of the former Bob O’ Link Golf Course land.
